You can remove a window, a door, completely repair it, and only then take the apartment plan in the BTI, making the changes made to it. When it is planned to enlarge the kitchen by removing the window-sill part of the wall, this work is called redevelopment. This is possible with the approval of a number of permits.

We will have to take into account the fact that today the demolition of the window-sill block is allowed only when sliding glass doors are installed in its place. Nobody will allow you to take out the batteries to the loggia, however, the battery that was under the windowsill will need to be moved to another place.

Before starting work, you must go to the housing office or the management company that serves the house.

First, they go to the BTI and take the registration certificate for the apartment. Then you need to contact a special organization that has permission to draw up redevelopment projects. If there is no such organization, you can contact the company that was developing the project for your particular house. After you receive the project in your hands, prepare documents confirming ownership (for example, purchase and sale, deed of gift), as well as an application for redevelopment.

Now you can contact the housing inspectorate to obtain a new technical passport. When you get a resolution, you can start repairing. At the end of it, you will have to invite a representative of the housing inspectorate. He will give you an act of completion of the redevelopment work. With this document, you need to go to the BTI, where you will be given a new registration certificate.

It should be noted that only the window-sill part of the wall is subject to demolition... The side walls and sills, as well as the window beam, cannot be removed, as the load-bearing capacity may suffer. In addition, it may require harmonization and strengthening measures. The necessary work must be indicated in the redevelopment project with special meticulousness. When you want to remove the walls with a beam, this is negotiated with the design organization at the time of submission of documents. If you do get permission, you will have to take measures to restore the bearing capacity.

How to prepare the premises?

If an agreement on combining a kitchen and a loggia has been received, it is necessary to carry out preparatory work. In this case, it is worth taking into account that it is necessary not only to insulate the loggia, but also to glaze it correctly in order to prevent condensation. It is important to use effective materials, including vapor barriers. First of all, you will have to dismantle the old glazing and remove the finishing materials located on the loggia.

Window openings on the loggia are dismantled only if glazing from metal-plastic panels was not previously made there. If possible, the territory near the loggia is fenced off, then the frames with glass are removed. After that, the box is removed - if it is made of wood, it is cut in 2 places and pry off with a pry bar. If you plan to do a partial merge, remove the sill as it will be replaced by a table top.
